Land Investigation

Once you have found land that you wish to purchase, you must ensure that you expectations for developing the land can be met. Our Land Investigation provides you with the facts about what can be done with the land you are in the contemplating buying

The Land Investigation includes the following:

  • A Site visit by a consultant, with your representative in Croatia
  • Verification with the Town Planning Department about the possibility of Construction and of construction being in compliance with the existing "town's (urban) execution plans" and in accordance with the existing town-planning documentation.
  • A written report about suitability of the land for the construction of a Residential Facility (in English), based on the facts as they have been established
  • In the same report the Consultant will express his view regarding the suitability for the conceived facility in respect to the terrain and the surroundings according to Client's concept.

A Land Investigation is also advisable if you have bought a property on a large plot of land, especially if you are planning additional construction in the future.

 

Building Surveys
Unlike the UK, a Building Survey is not required when buying property in Croatia. However we are pleased to be able t offer this service so as to provide the same "Piece of mind" you enjoy in the UK.

The Consultant will survey the existing facility and to prepare the layout of the existing building. The activity includes the preparation of the building stability estimate report by experienced structural engineer. This report will be written in English.

 

Land Survey
As with a Building Survey a Land Survey is designed to tell you what can and cannot do with the land. Before buying a plot or a renovation opportunity a soil investigation and survey should always be commissioned in order to assess the type of foundation likely to be necessary.

A Land Survey report must be submitted to the Planning Officers as part of the Location Permit Application. Without an approved Location Permit, you cannot build your property. The Land Survey report comprises of two key elements:

  • A Geodetic Survey (elevations included) of the subject location in an appropriate scale drawing. i.e 1:1000
  • Geo-Mechanical Soil Investigation - This will tell you the make up of the land, its ability to support buildings and any special considerations that may need to be taken into account

The Land Survey Service will also confirm that the land you are considering is in an approved Building Zone and that the detailed Urbanisation Plans have been signed off by the Government.

 

Title Deeds

Many properties in Croatia have been passed down from generation to generation, often without the change of ownership being recorded in the land registry books. Other properties have been “gifted” or “traded” between individuals and while the transaction has been contractually recorded again the change of ownership may not have been recorded in the land registry books.  Trying to buy a property in Croatia that has not been recorded in the Land Registry books can achieved, but the process can be long and laborious.  Before paying a deposit on a property and committing to a purchase, the buyer should check the title deeds.  This can be done by your appointed lawyer (for a fee) or by the Adriatic Property Services team.  Contact us for further details
