Building Services

 

Building and building a property in Croatia has to follow key steps in order to be a success. The main steps you must consider are listed in order below:

  • Building Design (see Design Services)

  • Commissioning a Building (see Technical Examination)

 

The services that are offered will assist you in realising your dream home as quickly and painlessly as possible

 

Architect / Design Services
Once you have purchased the land or property, you will be keen to get your project started as soon as possible. The Design Service is an end to end service that takes your ideas and plans and turns them into reality. This service includes the following modules:

 

Conceptual design
A Conceptual design is required to obtain a Location Permit. With out a Location Permit you will not be able to build.

You know what you want, the size, the layout, the look, but is it feasible? Will it fit in with the Approved Urbanisation Plans? The Consultant will take you through what can be achieved on the land you've purchased and transfer your ideas to paper.

 

Location Permit Documentation
The 1st Step in obtaining the relevant planning permission for your dream home. The Consultant will prepare all the relevant paperwork that will be submitted to the Planning Officer, together with the Conceptual Design.

 

Obtain Final Preliminary Approvals
Working with the Planning Officers, Utility Companies and Government Agencies, the Consultant will obtain the relevant preliminary Approvals. These will detail any special considerations and compliance requirements.

 

Construction Permit Documentation
Once Preliminary approval has been given, the Consultant will prepare the Construction Permit Documentation, according to the Construction Law (NN 175 / 03)
Construction Permit Document will be prepared in an appropriate scale (i.e.1:100), and will consist of:
Architectural - Civil Design
Structural Design including structural calculations
Water and Sewage Design
Electrical Design
Mechanical Design ( HVAC )
Elevator Design ( where required )
Landscaping Design
Fire Safety Document ( where required )
Labour Safety Document ( where required )

The Construction Permit Documentation will be prepared in Croatian Language.

 

Obtaining Final Approvals and Construction Permit
Upon completion of the Construction Permit Documents, the Consultant will start the activity on obtaining the final approvals and Construction Permits.

 

Detailed Design
Upon obtaining the Construction Permits, the consultant will start on the Detailed Designs of your dream home. The Detailed Design will be performed in the appropriate scale (i.e. 1:50), and will consist of:
Detailed Design Drawings ( layouts of all floors, characteristic cross-sections, schematic drawings of doors, windows, fences )
Form-work Drawings
Reinforcement bars Drawings
Details
Documentation of Detailed Design will be prepared in Croatian Language.

 

Tender Documentation
Unless you have already specified a Builder and are confident in their abilities, you will need to ask companies to quote for the build of your home. If you have already selected a Building Company, the Tender Documentation can be used to ensure that your chosen builder has quoted correctly. The consultants will prepare the Bills of Quantity, based on the detailed design documentation. Once the Bills of Quantity has been completed, the consultants will compile the Tender Documentation. This will consist of the following:

  • General and Special Conditions
  • Detailed Items of the Bill of Quantity of all required works
  • Characteristic Drawings ( Excerpt from the Construction Permit Documentation )
  • Tender Documentation will be prepared in Croatian Language.

 

Tendering Assistance
Unless you have a builder in mind, you will need to find a company to build your home. The Tendering Assistance Service will assist you in identifying a suitable company. The Tendering Assistance Service consists of

  • Comprising the pre-qualification list of the Bidders (potential Contractors )
  • Preparation of invitation letters to bidders for submitting offers
  • The Consultant shall attend the tender opening for the projects unless specifically excused by the Client
  • The Consultant shall perform mathematical control of the bids, prepare comparison chart, and provide the Client with written recommendation of the Contractor
  • The Consultant shall prepare the contract proposal for construction works

 

Project Management
Managing a project in the UK presents its own set of challenges, but what about managing a project abroad? The Project Manager will be the "eyes and ears" for the Client for the duration of the project, providing regular updates, reports and photos of construction.

 

Site Supervision
Please note: THIS IS NOT PROJECT MANAGEMENT
The start of construction supervision implies the completion of the Detailed Designs, concluded contracts with the contractors and obtained valid Construction Permits for the subject buildings.

The Consultant undertakes to conduct the expertise supervision according to the Construction Law (NN 52/99 ), and according to the Regulations For the Cost of Services of The Croatian Chamber of Architects and Engineers in Construction Activities. Full details and exceptions can be provided

The Consultant will perform the material approval according to the contractual Bill of Quantity. Within the possible frames of the Construction Permit, the Client deserves the right to select the colour and texture of final finishes / material, for the interior and exterior ( floor and wall tiles, wall colour, parquet, other wooden floors, carpets, façade, façade cladding ).

 

Technical Examination
Once the construction has been completed, it is advisable to have Technical Examination carried out by the Planning Officers and Utility Companies. This Technical Examination checks that the stipulated Building Regulations have been adhered to. On completion of the Tehnical Examination you will be issued a Utilisation Permit. This permit will demonstrate the quality of your development and should make selling or renting your property easier. The consultant will organise the Technical Examination.

 

Building Services

Renovation & Maintenance - If you have found the ideal shell for your project the Consultants can work with you to develop your ideas and requirements, they have developed numerous shells across the Croatia from old stone houses, sheds, barn conversions and many more, providing unique builds that maintain and enhance original features, combining the old with the new and in some cases creating a clear distinction between the two.
